New Purchase

New Purchase Mortgages in Langley That Close Without Surprises.

Most purchases don’t fall apart at the offer stage. They fall apart afterwards, when an appraisal comes in low, a down payment can’t be traced, or a lender discovers something nobody checked in advance. We work the other way round. Before you view a single property in Langley, we confirm how much you can realistically borrow, make sure your down payment is properly documented, and identify the lender most likely to approve your file. The result is an offer sellers can trust and a completion that happens on the date in your contract.

The Five Numbers That Decide Your Purchase

Every mortgage application comes down to five numbers, and knowing them at the start removes most of the mystery.

1. Your gross annual income, and critically, how it is earned and documented. 2. Your credit score and history, including how long your accounts have been open and how they have been managed. 3. Your total monthly debt payments, such as car loans, credit card and line of credit minimums. 4. Your down payment: how much you have and where it comes from. 5. The qualifying rate. Under the federal mortgage stress test, lenders must qualify you at the greater of 5.25% or your contract rate plus 2%, not at the rate you will actually pay. This is why your maximum purchase price is lower than many buyers expect.

Change any one of these and your maximum purchase price changes. We work out all five at the start, not in the middle of a transaction.

Where Accepted Offers Quietly Fall Apart

There are three main reasons accepted offers fall through in the Fraser Valley, and all three are avoidable.

An appraisal comes in below the purchase price, leaving a shortfall the buyer must cover in cash. Down payment funds can’t be properly sourced, causing compliance delays or a declined approval. Or undisclosed debts surface during verification and push the buyer’s debt ratios over the lender’s limits.

These situations are common; they happen every week. The time to address them is before you write an offer, when it costs nothing and carries no risk. That is what a well-prepared pre-approval is for.

How Down Payment Rules Work in British Columbia

The minimum down payment is tiered rather than a single percentage. For homes under $1.5 million, it is 5% of the first $500,000 of the purchase price and 10% of the portion between $500,000 and $1.5 million. For homes priced at $1.5 million or more, the minimum is 20% of the entire purchase price.

The $1.5 million line matters in the Fraser Valley. At or above it, mortgage default insurance is not available, so a home just over the limit requires significantly more cash than one just under it.

Wherever your funds come from, whether savings, an RRSP withdrawal under the Home Buyers’ Plan, a First Home Savings Account (FHSA) or a gift from family, lenders will typically require a 90-day history showing the source of the funds.

Pre-Qualification and Pre-Approval Are Not the Same

The two terms are often used interchangeably, but they are not the same.

A pre-qualification is an estimate based on figures you provide verbally. Nothing is verified, and it carries little weight with a seller. A pre-approval involves reviewing your documents, pulling your credit and having a lender confirm a maximum amount, usually with a rate hold for 90 to 120 days. A pre-approval is not a final approval: the lender still needs to approve the specific property and verify your file once you have an accepted offer.

Experienced listing agents can tell immediately which one a buyer is holding. In a multiple-offer situation on a Langley property, that difference can decide the outcome.

Purchase Financing Solutions We Arrange

First-time buyer mortgage provides complete information on premiums, available incentives, and closing costs, while move-up purchase financing is structured around your existing equity and completion dates. Self-employed purchase programs assess your deposits and corporate financials rather than relying solely on a T4, while newcomer mortgage programs can support permanent residents with limited Canadian credit history. We also provide new construction and pre-sale financing, designed to accommodate changing closing dates, as well as secondary suite qualification based on legal suite income to help strengthen your mortgage application.

Additional Support Throughout Your Purchase

Rate holds help secure your pricing while you continue searching, typically for several months. Down payment structuring can include gifted funds, gift letters, and proper source-of-funds documentation. Appraisal coordination is organized and monitored to help ensure financing conditions are addressed on time. Bridge financing options are available when you are purchasing a new home before selling your existing property. We also provide strategy advice to verify financing viability before you commit to a purchase, along with post-closing reviews for renewals, refinancing, and future property purchases.

What Happens in the Weeks After Your Offer Is Accepted

Subject removal deadlines are usually short, which is why preparation matters.

Once your offer is accepted, your file moves from pre-approval to a full approval for that specific property. The lender reviews the contract and property details, orders an appraisal if required, and issues its conditions.

You provide any outstanding documents and we handle the communication with the lender. Once the lender’s conditions are satisfied, you can remove your financing subject.

Your lawyer or notary then receives the mortgage instructions, registers the transfer and mortgage, and releases funds on the completion date. We stay involved through every step.

Closing Costs Buyers Routinely Underestimate

You’ll need more cash than just your down payment, and you won’t want to come up short at closing.

In British Columbia, property transfer tax is charged on most sales and can be waived for eligible first-time home buyers and some new construction. Legal costs, title and registration fees come next. Home inspections, appraisals (unless picked up by the lender) and property insurance all come before possession. Adjustments for prepaid property taxes or strata fees are settled at closing.

These are estimated with you early, and your budget represents the actual cash that you need.

Why Langley Buyers Bring Their Purchase to Us

A single lender gives you a single answer. We submit your file to banks, credit unions and monoline lenders, and the difference between the best and worst offer for the same application can be significant.

Many lenders in the broker channel also use more favourable prepayment penalty calculations than the big banks, which matters years later if life changes and you need to break your mortgage early.

And you deal with one person throughout. The broker who handles your pre-approval is the same broker who negotiates your rate and coordinates your completion day.
