First/Second Mortgages

Unlock Home Equity and Secure Flexible Financing for Your Property Goals.

Whether you are purchasing a new home with a primary mortgage or leveraging your home’s accumulated equity through a secondary loan, the right financing structure makes all the difference. From securing your initial property purchase to accessing capital for major life expenses, personalized first and second mortgage solutions provide the flexibility you need to achieve your financial objectives with confidence.

What Are First and Second Mortgages?

The terms “first” and “second” refer to the order in which mortgages are registered on your property’s title, which determines who gets paid first if the property is sold or the loan goes into default.

A first mortgage is the mortgage in first position on title. It is usually the loan used to buy the property (or the mortgage that replaced it through a refinance), and because it is paid out first, it carries the lowest risk for the lender and the lowest interest rates.

A second mortgage is a separate loan registered behind your existing first mortgage, secured by the remaining equity in your home. Because the second-position lender is only repaid after the first mortgage, second mortgages carry higher interest rates and fees, typically come from alternative or private lenders, and usually have short terms of one to two years. In most cases, total borrowing across both mortgages is limited to a percentage of your home’s value, commonly up to about 80%, sometimes higher with private lenders.

A second mortgage can make sense when breaking your first mortgage would trigger a large penalty, or when you need funds quickly for a short period. We compare it against refinancing or a home equity line of credit to make sure it is the lowest-cost option for you.
