AAA Mortgages

Prime Mortgage Financing for Strong, Well-Qualified Borrowers.

If you have solid credit, stable and fully verifiable income, and manageable debt, lenders likely see you as a prime (or “AAA”) borrower. That profile gives you access to the lowest interest rates and the most flexible mortgage products available. As your mortgage broker, M. Abdullah Mortgages compares prime offers from major banks, credit unions and monoline lenders so your strong financial profile earns the best possible terms.

What Is a AAA Mortgage?

“AAA” is not a lender or a company. It is industry shorthand for prime, top-tier (A-lender) mortgage financing. These mortgages are offered by Canada’s major banks, credit unions and monoline lenders to borrowers who meet full conventional lending guidelines: a strong credit score and history (generally 680 or higher), income that can be fully documented (such as T4s, pay stubs and an employment letter, or two years of Notices of Assessment if self-employed), debt-service ratios (GDS/TDS) within lender limits, and the ability to qualify under the federal mortgage stress test. Because the lender’s risk is lowest, AAA borrowers receive the best available rates and terms. Borrowers who don’t yet meet these criteria are typically served by B-lenders or private lenders instead.
